As a proud member of the Royal Institute of British Architects we work in accordance with the framework provided by RIBA’s Plan of Work. This ensures that each project, however different, meets key requirements for oversight and deliverables. The process is split into 6 stages as below, which are present in majority of our projects.

Stage 1 — Appraisal and Appointment

It all begins with a call or a message about your project. We’ll meet you in person to discuss what you have in mind and look at your building or site and see how or if we can assist you with it. If appointed, we carry out our due diligence research, arrange surveys and collect information before we start designing.

Stage 2 — Concept Design

We’ll start with a couple of different broad brush concepts, present, discuss, revise and repeat. We arrive at the design gradually, each issue more detailed than the last and a step forward towards the design which we and the client feel fulfils their expectations. Our process is based on collaboration and conversation, not preconceived ideas or immovable concepts. No two projects, sites or briefs are the same and start afresh with every new commission.

Stage 3 — Developed Design and Planning

It’s time to put more detail into the outline design and obtain a permission for construction. We’ll handle the council, the freeholder, management companies and the like. If additional reports and surveys are required we’ll source those on your behalf as well.

Stage 4 — Technical Design

Once the permission is granted we’ll start working on the technical design before it can be built. Engineers, surveyors, building control will most likely need to get involved, which we’ll take care of. On a more exciting note we will also be helping you pick your finishes for floors, walls, bathrooms and many more. At the end of technical design we finally have enough information to speak to contractors and obtain an accurate quote for construction.

Stage 5 — Construction

The work commences on site and we are there to visit, monitor and observe the progress of it. We answer any queries the contractor might have and are there to address any unexpected issues.

Stage 6 — Handover and Aftercare

As the works draw to a close and you get ready to move in we just need to dot the final few i’s and cross the t’s. Concluding the building contract, settling final accounts and obtaining necessary certificates fall within this very exciting period. We also stay in touch once you move in to ensure you are enjoying your new home and everything works as it’s supposed to.
